Drainage plumbing diagrams
Drainage plumbing diagrams (also known as flimsies or as constructed diagrams) are a diagrammatic representation of a property’s drainage plumbing work.
Drainage plumbing diagrams are regularly used by homeowners, licensed plumbing contractors and others to determine the layout of drainage plumbing on a property. Knowing the layout of drainage plumbing can assist in:
- Identifying where additional connections to existing drainage plumbing may be made;
- ensuring that new buildings or extensions do not interfere with existing drainage plumbing;
- ensuring that any excavation works do not disturb the drainage plumbing;
- the repair of drainage pipework; and
- clearing blocked drains.

Issues with drainage plumbing diagrams
As we are dealing with historical records, there may be occasions where drainage plumbing diagrams are not suited for the purpose of determining the layout of drainage plumbing at a property. Some issues that may occur include the property address being recorded incorrectly, insufficient detail being included on the drainage plumbing diagram or the diagram being poorly scanned. If you identify any issues, please email the Building Commission at firstname.lastname@example.org and include a brief comment on the issues identified as well as a copy of the drainage plumbing diagram that was downloaded.
